� WHEREAS, the owners of said described property, hereinafter known as "the

property," desire to impose the following restrictive covenants running with the
land as to use, present and future, of the property;
NOW, THEREFORE, the aforesaid owners hereby establish, grant and impose
restrictions and covenants running with the land as to the use of the land
, hereinabove described with respect to the use by the undersigned, their successors,
heirs and assi ns, as follows:

ACCESS
Vehicular access shall be provided according to the requirements of
applicable ordinances and regulations of the City of Renton and as approved by
the Public Works I�epartment, City of Renton.
VEGETATION
' As much of the existing vegetation as possible shall be retained.
SETBACKS
Along the southerly and westerly property lines, the building setbacks
shall be thirty (30) feet from these property lines.
BUILDING HEIGHT
Buildings shall be limited to a height of thirty-five (35) feet.
SITE PLAN REVIEW
The development site plan shall be reviewed by the Hearing Examiner prior
to issuance of a building permit to establish compliance with these restrictive
covenants.
DURATION
These covenants shall run with the land and expire on December 31, 2025.
If at any time improvements are installed pursuant to these covenants, the portion

Proper l�gal grc�cedures in the Superior Court of King County may be

� covenants. Reasonable attorneys' fees incurred during an enforcement proceeding
