DECLAR.ATION OF RESTRICTIVE COVENANTS �`���.;��,� � v .
WHEREA5, Dean W. Bitney and his wife Jonell M. Bitney are the owners of the
following real property in the City of Renton, County of King, State of Washingtin,
described as follows:
South 1/2 of the Southwest 1/4 of the Northeast 1/4 of the Northeast 1/4
of Section 16, Township 23 North, Range 5 East, W.M. , Situate in the City
of Renton, County of King, State of Washington.
� WHEREAS, the owners of said describeci .p�operty, hereitiafter "the property,"

� desire to impose the following restrictive covenants running with the land as to
ouse, present and future, of the property;
� NOW THEREFORE, the aforesaid owners hereby establish, grant and impose
restrictions and covenants running with the land as to the use of the land
hereinabove described with respect to the use by the undersigned, their successors,
heirs and assigns, as follows:
PERMITTED USE
Permitted uses of the property shall be limited to the uses allowed in the "T",
Trailer Park Zone as specified in Section 4-714 and Chapter 20, Title IV, Ordinance
No. 1628, Code of General Ordinances, City of Renton, King County, Washington.
CLEARING AND GRADING
Clearing and grading of the site and for cutting of existing trees on the site
shall not occur until a final development plan is approved per Chapter 20, Title
IV, Ordinance No. 1628, Code of General Ordinances, City of Renton, King County,

Washington;
FURTHERMORE, said clearing, grading and/or cutting will comply with the approved
final development plan.
ACCESS
Secondary access, other than the existing primary access from Union Avenue N.E. ,
will be provided per approval of the Public Works Department, City of Renton, per
the requirements and criteria of Section 4-2006.B. , Title IV, Ordinance No. 1628,
Code of General Ordinances, City of Renton, King County, Washington.
DURATION
These covenants shall run with the land and e�ire on December 31, 2025. If at
any time improvements are installed pursuant to these covenants, the portion of
the covenants pertaining to the specific installed improvements as required by the
Ordinances of the City of Renton shall terminate without necessity of further
documentation.

Any violation or breach of these restrictive covenants may be enforced by proper
legal procedures in the Superior Court of King County by either the City of Renton
� or any property owners adjoining subject property who are adversely affected by

� said breach. Reasonable attorneys' fees incurred during an enforcement proceeding
,. will be borne by the parties whom the court determines are in error and shall be

� entered as a judgment in such action.
