DECLARATION OF RESTRICTIVE COVENANTS
WHEREAS, LeRoy A. Bowen, a single man, Carl B. North, a single man, Mary Ann
Wilson, a single woman, Delbert Anderson and his wife Nancy L. Anderson are the
owners of the following real property in the City of Renton, County of King, State
of Washington, described as follows:
That portion of Burlington Northern Inc. 's former 120 foot wide right-of-
� way in Government Lot 2 and the fractional SW1/4 of the NW1/4 of Section 19 ,
� Township 23 North, Range 5 East, W.M. , City of Renton, described as follows :

O Commencing at the intersection of the West line of Lind Avenue, being 40
� feet West, measured at right angles , from the centerline thereof, and the
� Northerly line of said right-of-way, which intersection is approximately
O 220 feet Northerly measured at right angles, from the centerline of Grady
� Way; thence Southwesterly along said Northerly line 400 feet to the true
point of beginning; thence continuing Southwesterly along said Northerly
line approximately 557•5 feet, more or less, to the West line of said
Section 19; thence South along said West line of said Section 19 to the
, Southerly line of said right-of-way thence Northeasterly along said
Southerly line of said right-of-way approximately 557•5 feet, more or

by said deed dated July 12, 1977, to the point of beginning. Also,
That portion of Burlington Northern Inc. 's former 100 foot wide right-of-way
in the SEl/4 of the NEl/4 of Section 24, Township 23 North, Range 4
East, W.M. , City of Renton, described as follows:
Beginning at the intersection of the East line of said Section 24, and
the Northerly line of said right-of-way, which intersection is
approximately 210 feet Northerly, measured at right angles, fr.om the
centerline of Grady Way; thence Southwesterly along said Northerly line
approximately 230 feet, more or less, to the East line of Thomas Avenue;
thence South along said East line of Thomas Avenue to the Southerly line
of said right-of-way; thence Northeasterly along said Southerly line of
said right-of-way approximately 230 feet, more or less, to the East line
of said Section 24; thence Northerly along said East line of said
Section 24 to the point of beginning.
WHEREAS, the owners of said described property, hereinafter "the property,"
desire to impose the following restrictive covenants running with the land as to
use, present and future, of the property;
NOW, THEREFORE, the aforesaid owners hereby establish, grant and impose
restrictions and covenants running with the land as to the use of the land
hereinabove described with respect to the use by the undersigned, their successors,
heirs and assigns, as follows:
LANDSCAPE BUFFER
A ten (10) foot landscape buffer shall be provided adjacent to S.W. lOth Street and
S.W. Grady Way.
DURATION
These covenants shall run with the land and expire on December 31 , 2025. If at any
time improvements are installed pursuant to these covenants, the portion of the
covenants pertaining to the specific installed improvements as required by the
Ordinances of the City of Renton shall terminate without necessity of further
documentation.

Proper legal procedures in the Superior Court of King County may be instigated by
either the City of Renton or any property owners adjoining the subject property
who are adversely affected by any violation or breach of these restrictive covenants.
Reasonable attorneys' fees incurred during an enforcement proceeding will be borne
by the parties whom the court determines are in error and shall be entered as a
� judgment in such action.
