DECLARATIOPJ OF RESTRICTIVE COVENANTS
WHEREAS, Jerry L. Hardebeck and his wife Carolyn R. Hardebeck are the owners
of the following real property in the City of Renton, County of King, State of
Washington, described as follows:
� The West 100 feet of Lots 26, 27, 28, and 29, Block 22, C. D. Hillman 's
� Earlington Gardens Addition to the City of Seattle, Division No. l ,
p according to the plat recorded in Volume l7 of Plats , page 74, records
0 of King County, Washington;
� EXCEPT that portion conveyed to the State of Washington under King County
� Recordin No. 5438168.

WHEREAS, the owners of said described property, hereinafter "the property,"
desire to impose the following restrictive covenants running with the land as to
use, present and future, of the property;
� NOW, THEREFORE, the aforesaid owners hereby establish, grant and impose
restrictions and covenants running with the land as to the use of the land
hereinabove described with respect to the use by the undersigned, their successors ,
heirs and assigns , as follows :
, SETBACKS
A 20-foot setback from both Lind Avenue S.W. and S .W. 16th Street for all buildings
and structures shall be maintained.
A 10-foot landscaping buffer adjacent to Lind Avenue S.W. and S.W. 16th Street
subject to the approval of the city's landscape architect shall be required.
SITE PLAN APPROVAL
Prior to development of the site, site plan approval by the Hearing Examiner, City
' of Renton, shall be required.
� DURATION
These covenants shall run with the land and ex ire on December 31 2025. If at an

time improvements are installed pursuant to these covenants , the portion of the
covenants pertaining to the specific installed improvements as required by the
Ordinances of the City of Renton shall terminate without necessity of further
documentation.
Pro er le al rocedures in the Su erior Court of King County may be instigated by

either the City of Renton or any property owners adjoining subject property who are
adversely affected by any violation or breach of these restrictive covenants .
Reasonable attorneys ' fees incurred during an enforcement proceeding will be borne
by the parties whom the court determines are in error and shall be entered as a
judgment in such action.
