WHERBAS, CHARLIE C. PBNOR and JOSBFINA C. PBNOR, father and daughter,
are the owners of the following described real property in the City of Renton, County of
Ring, State of Washington:
The west 686 feet of the south 318 feet of
the southeast quarter of the southeast
quarter of Section 31, Township Z3 North,
Range 5 B.W.M., in King County,

� WH8R8AS, the owners of said described property, hereinafter referred to as "the

C7 property", desire to impose the following restrictive covenants running with the land as to

NOW, THBRBFORE, the aforesaid owners and purchasers hereby establish, grant
and impose restrictions and covenants running with the land as to the use of the land
hereinabove described with respect to the use by the undersigned, their successors, heirs

and asigns, as follows:
INSTALLATION OF OFF-SITB IMPROVEMBNTS
The owner(s) of the above described property, their successors, heirs and assigns,
hereby agree and covenant to participate in, sign a petition in support of, and
accept any future Local Improvement District (LID) or city initiated proposal, and
pay their fair share therefore, for the purposes of providing the necessary off-site
improvements required by the Renton Subdivision Ordinance. Said improvements
shall include, but may not be limited to, the installation of roadway improvements
to Talbot Road S. and/or S. 55th Street, as necessary to serve the area in the
future.
These covenants are imposed in lieu of Section 9-1105(6) of Title IX of Ordinance
1628 of the City of Renton.

DURATION
These covenants shall run with the land and expire on December 31, 2025. If at any
time improvements are installed pursuant to these covenants, the portion of the
covenants pertaining to the specific installed improvements ss required by the
Ordinances of the City of Renton shall terminate without necessity of fusther '
documentation.

Anq violation or breach of these restrictive covenants may be enforced by proper '
legal procedures in the Superior Court of King County by either the City of Renton or any
property owners ad�oiniag sub�ect property who are adversely affected by said breach.
