WHEREAS, Charles Minietta and Mary A. Minietta, husband and wife, and Delbert
B. Anderson and Nancy L. Anderson, husband and wife, are the owners of the following
described real property in the City of Renton, County of King, State of Washington:
Lots 58, 59, 60, 61 and 62, Block 27, C. D. Hillman's Earlington
Gardens Addition to the City of Seattle Division No. 1,
according to the plat recorded in Volume 17 of Plats, page 74,
records of King County, Washington.
WHEREAS, the owners of said deseribed property, hereinafter "the property",
desire to impose the following restrictive covenants running with the land as to use,
present and future, of the property;

SETBACKS
, A. A twenty (20) foot setback shall be required along all adjacent streets in
, which no structures may be built.
B. A six (6) foot setback shall be required from dissimilarly developed zoning
districts which must be fenced by view obscuring means and landscaped as
approved by the City.
USE
A. No retail use shall be develo ed on the roperty.

SITE PLAN APPROVAL
A. Site plan approval is required of any development of the site.
DURATION
These covenants shall run with the land and expire on December 31, 2025. If at any
time improvements are installed pursuant to these covenants, the portion of the
covenants pertaining to the specific installed improvements as required by the
ordinances of the City of Renton shall terr}�n�e without necessity of further �
documentation. �

Proper legal procedures in the Superior Court of King County may be instigated by
either the City of Renton or any property owners adjoining subject property who
are adversely affected by any violation or breach of these restrietive covenants.
Reasonable attorneys' fees incurred during an enforcement proceeding will be
borne by the parties whom the court determines are in error and shall be entered as
a judgment in such action.
