WHEREAS, MAMIE SWALES, EMILIO PIEROTTI, SYLVIA P. CASTERLINE, and RICHARD
ROLLER are the owners of the following real property in the City of Renton,
County of King, State of Washington:
Lots 1 through 12, inclusive, Lots 14 and 15, and Lots 46
and 47, all in Block 22, C.D. Hillman's Earlington Gardens
Division No. 1, according to the plat thereof as recorded
in Volume 17 of Plats, page 74, records of King County,
Washington.
EXCEPT all that portion thereof conveyed for State Highway
S.R. 405, and
EXCEPT that portion thereof for Lind Avenue S.W.

� WHEREAS, the owners of said described property desire to impose the

�y following restrictive covenants running with the land as to use, present and

a, future, of the above described real property.

NOW, THEREFORE, the aforesaid owners hereby establish, grant, and impose
restrictions and covenants running with the land hereinabove described with
respect to the use by the undersigned, their successors, heirs, and assigns,
as follows:
1. There shall be a twenty (20) foot setback from any public
right-of-way, of which the first �en (10) feet would be
required for landscaping; the balance of the twenty foot
setback could be utilized for parking or additional
landscaping, at the owner's discretion.
2. There shall be ten (10) foot setbacks along property lines
abutting the Casterline property. This protection would be
required only if non-residential uses occurred adjacent to the
Casterline property while the Casterline property itself is
utilized for residential purposes. .
3. A site plan review will be required of any development on any
of the properties comprising the subject site.
These covenants shall run with the land and expire on December 31, 2025.
If at any time improvements are installed pursuant to these covenants, the
� portion of the covenants pertaining to the specific installed improvement, as
required by the ordinances of the City of Renton, shall terminate without
necessity of further documentation.

Any violation or breach of these restrictive covenants may be enforced by 'I
proper legal procedures in the Superior Court of King County by either the
City of Renton or any property owners adjoining subject property who are
