1. Any mixed use of the subject site involving a combination of residential and
commercial occupancies shall be in accordance with the Codes and Regulations of the
City of Renton. Once the property is used for. or converted to use for the
commercial purposes enumerated below, residential occupancy shall completely
cease, except as otherwise permitted by the Codes and Regulations of the City of
Renton.
2. Subject site is to be limited to only the following uses: Personal offices such as
real estate, insurance, architects, lawyers. day care centers. libraries, museums, art
gallaries. boarding houses. barber and beauty salons. and medical professionals, but
not veterinary services. No other uses are to be permitted on the subject site.

3. A fifteen foot (15') south side yard setback should be maintained and landscaped to
buffer the residential zone.
4. Height limits on the subject site shall be governed by those of the R-3 zone at the
time of development.
p 5. In the ultimate development or redevelopment of the site, if the existing building

� is to be removed or its exterior appearance altered, Site Plan review will be required.

ln These covenants shall run with the land and expire on December 31, 2025. If at any

time improvements are installed pursuant to these covenants, the portion of the
covenants pertaining to the specific installed improvements as required by the
h Cit of Renton shall terminate without necessit of further

documentation.
Any violation or breach of these restrictive covenants may be enforced by proper legal
procedures in the Superior Court of King County by either the City of Renton or any property
owners adjoining subject property who are adversely affected by said breach.
