1. The applicant shall construct the proposed PUD and subdivision of the subject site
approximating Exhibit �13 as submitted at the Public Hearing for File Nos: R-003.
PP-004-85 and PPUD-005-85.
2. The establishment of a homeowners association shall be required, and it will be
responsible for the maintenance of all common areas including roads, driveways.
landscaping and maintenance of the common landscaping and structural theme of the
complex of five buildings. �� '-
3. The applicant shall dedicate five (5) feet of frontage property along Unian Avenue
N.E. for the necessary public improvement of that righk-of-way.

QURATION
These covenants shall run with the land ar�d expire on December 31, 2025. If at any
time impmvaments are installed pursuant to these covenants. the portion of the
covenants pertaining to the specific installed improvements as required by the
Ordinances of the City af Renton sha13 terminate withaut necessity of further
