DECLARATION OF RESTRICTIVE COVENANT
SENIOR HOUSING PROJECT LOT NO. 1
WHEREAS the City of Renton and the RENTON HOUSING AUTHORITY each
own portions of the real property in the City of Renton, County of King, State of
Washington, as described in 'Exhibits "A" and "B" attached hereto, and
WHEREAS the Environmental Review Committee Mitigation Measures for the
RENTON SENIOR HOUSING PROJECT require a Restrictive Covenant for
Proposed Lot No. 1 of the Senior Housing Short Plat,
NOW, THEREFORE the aforesaid owners do hereby establish, grant and impose
this restriction and covenant running with the land as to the use of the land
described in Exhibits "A" and "B" hereto, with respect to the use by the under-
signed, their successors, heirs and assigns as follows:

� Development shall be restricted to a senior housing residential complex
� with a maximum of 111 dwelling units.
� Duration

� This covenant shall run in perpetuity with the land hereinabove described.

� Any violation or breach of these restrictive covenants may be enforced by proper
legal procedures in the Superior Court of King County by e�ther the City of Renton
or any properry owners adjommg subject property who are adversely affected by
g said breach. Reasonable attorneys' fees mcurred during an enforcement pro-
o ceeding will be borne by the parties whom the court determines are in error and
shall be entered as a judgment m such action.
