shall be subject to the following covenants and restrictions:

i O1. Reservation of Easement. In the event that the
_ Owner transfers to a third party, either the Dominant Estate or
p the Servient Estate, or any portion thereof, such transfer shall
N be subject to the reservation of a permanent easement and right-
� of-way for the benefit of the Dominant Estate, over, across, in,
and upon a portion of the Servient Estate for the purpose of
ingress to and egress from the Dominant Estate onto Rainier
Avenue South.
2. Duration of Easement. The easement and right-of-
way declared herein shall be perpetual in duration.
3 . Successors and Assigns. The covenants contained
herein shall run with the land and shall inure to the benefit of i,
and be binding upon the successors and assigns of the Owner, ;
including without limitation, all subsequent owners of the
Servient Estate and all persons claiming through or under them.
4. Enforcement. The undersigned Owner, its heirs and
assi ns or any transferee of the Dominant or Servient Estates, '

shall have the right to enforce compliance with the covenants and
restrictions contained herein by injunction or otherwise and to
recover its reasonable costs, including attorney's fees and costs
of such enf orcement.
