RESTRICTIVE COVENANT
WHEREAS, the undersigned is the owner of certain real
property within the city limits of the City of Renton located at
Jones Avenue and N.E. 40th Street, legally described as follows;
and
See Attachment A which is incorporated herein as if
fully set forth
WHEREAS, the property has an existing non-conforming office
use which would become conforming should the property be rezoned

� WHEREAS, the City of Renton is in the process of adopting a

� new Comprehensive Land Use Plan which designates this property as
� a commercial use; and
� WHEREAS, the City of Renton is in the process of revising the
definitions of uses allowed in commercial zones and/or creating
� additional and different commercial zones; and

'' WHEREAS, without a restrictive covenant that the owner would
� abide by and support the area-wide commercial zoning designation

� proposed for the subject property with a revised definition of use
� allowed in commercial zones or limitations on uses permitted in

; WHEREAS, the owner wishes to impose such a restrictive

� NOW, THEREFORE, comes the undersigned owner and imposes upon

proposed for the subject property under the revised 1992

development requirements or restrictions because of the creation
of additional commercial zoning categories which might be applied
to the subject ro�ty. �7
