Routine maintenance includes the �-; replacement of trees, shrubs and other landscaping plant materials that have died through natural causes, neglect or improper maintenance(excessive pruning or cutting). Replacement of trees, shrubs and other landscaping plant materials is also required where through improper maintenance, such material no longer conforms with the spirit and/or intent of the approved Site Plan and/or Landscaping Plan. b) Citation and Enforcement: Should the Owner(s) fail to perform maintenance in accordance with this covenant, the City of Renton has the authority to issue a Correction Notice requiring compliance within 30 days (or longer if warranted by seasonal planting considerations, subject to approval by the City). Failure to comply with the Correction Notice shall be subject to penalties as specified in the Renton Municipal Code. DURATION These covenants shall run with the land and shall expire on December 31, 2040. If at any time improvements [not maintenance or replacement] are installed pursuant to these covenants, the portion of the covenants pertaining to the specific installed improvements as required by the Ordinance of the city of Renton shall terminate without necessity of further documentation. + ?
