The proposal is for two separate tenant improvements. The tenant improvements will be a change of use from the previous use. The last use was a convenience store (2,500 sf). The proposed uses include a Vietnamese Deli (Suite B - 1,250 sf) and a Mexican food restaurant (Suite A - 1,250 sf). The 2,500 sf space was recently demised under a separate building permit. Because the total building footprint is 4,267 sf, which exceeds the 4,000-sf exemption for SEPA review, we have submitted a SEPA environmental checklist along with the other necessary documentation. The parking lot will be modified to provide one code compliant accessible parking space and will be re-stripped. There will be a total of 25 parking spaces as shown in the attached site plan.
