RE: 2801 NE Sunset Blvd, LLC
The owner of the existing commercial building located at 2801 NE Sunset Blvd would
like to lease 2,500 sf of currently vacant space within the existing 4,267 sf building.
The proposal is for two separate tenant improvements. The tenant improvements will
be a change of use from the previous use. The last use was a convenience store (2,500
sf). The proposed uses include a Vietnamese Deli (Suite B - 1,250 sf) and a Mexican food
restaurant (Suite A - 1,250 sf). The 2,500 sf space was recently demised under a
separate building permit.
Because the total building footprint is 4,267 sf, which exceeds the 4,000-sf exemption
for SEPA review, we have submitted a SEPA environmental checklist along with the
other necessary documentation. The parking lot will be modified to provide one code
compliant accessible parking space and will be re-stripped. There will be a total of 25
parking spaces as shown in the attached site plan. No other site improvements are
proposed.
