PROJECT DESCRIPTION:
The project proposal is to demolish the existing single-family residence and detached garage
Construct a 4-story building, approx. 15-unit apartment building (3-levels) over structured parking. The
proposed Construction to be Type V sprinkled. The total building height will be approx. 45 ft. Parking ratio
is 1 stall per unit. Estimated construction cost and/or valuation to be approx.. 1.5 million. No trees found
on site. The waste management and recycling is proposed as large can service and placed in structured
parking alcove. See further information on plans sheets A0.1 and A1.1. Survey also attached.
QUESTIONS:
1. Verify submittal Steps and Process and timing.
2. Verify if SEPA and land-use required for this site?
3. Are any offsite improvements required?
4. Confirm existing sewer, water and utility locations, connection points and any required
extensions.
5. Identify any site-specific requirements.
6. Verify height requirements for this property 95 per zoning (FAA reduction?)
7. Verify fire flow to the site.
8. What are the anticipated fees including application fees, permit fees and any mitigation fees?
9. Where is the nearest drainage outlet for the property? Is the drainage outlet a direct discharge to
city system? Is there a requirement to provide water quantity control?
10. Verify Assumed application/permit and anticipated mitigation fees.
