Statutory Warranty Deed
THE GRANTOR Nicholas A. Maffeo and Sibyl Maffeo, husband and wife
for and in consideration of One Hundred Twenty-Five ($125.00) Dollars
in hand paid, conveys and warrants to City of Renton, a Municipal Corporation of the State
of Washington
the following described real estate, situated in the County of King , State of
Washington:
All that portion of Lot 1 , Block 2, Smithers 5th Addition, according to the Plat
recorded in Volume 16 of Plats, page 33, records of King County, Washington, lying
Northerly of the following described line:
BEGINNING at a point on the west line of said Lot 1 , 12 feet Southerly of the Northwest
corner thereof; thence Northeasterly along the arc of a curve to the right, radius 12
feet, through central angle of 89°58'13" , a distance of 18.84 feet to a point on the
North line of said Lot 1 , 12 feet East of the Northwest corner thereof, the termination
of said line.
This conveyance is conditioned, however, upon the following conditions: That any
zoning or setback requirement shall not be affected by this deed and for the
purposes of any setback or zoning provision the property of the Grantor's shall be
considered as if though this conveyance had never been made; and that this
reservation shall be for the benefit of the grantors, their heirs and assigns and
shall be binding upon the grantee, its successors and assigns.
