JO each as their separate estate , as tenants in common, for and in
consideration of Ten Dollars ( $10 . 00 ) and other good and valuable

Commencing at a concrete monument in case which marks the
east quarter corner of Section 24, Township 23 North, Range
4 East, W.M. ;

section a distance of 245. 37 feet to the southerly margin
of State Route 405 as approved October 31, 1961;
Thence south 86°19 ' 51" west along said margin a distance of

northeasterly , when measured at right angles to the

This deed is given in partial fulfillment of that certain real
estate contract between ETHEL NESHEIM, as her separate estate,
CHESTER NESHEIM, as his separate estate, and LILLIAN McCLEAVE, as her
separate estate , as Seller , and G & B INVESTMENTS , INC . , as
Purchaser , dated November 27 , 1974 , and conditioned for the
conveyance of the above-described property , and the covenants of
warranty herein contained shall not apply to any title, interest or
encumbrance arising by , through or under the purchaser in said
contract , and shall not apply to any taxes, assessments or other
charges levied, assessed or becoming due subsequent to the date of
said contract.
