The following outlines the order in which the development will be built and the estimated timeline for each
scope item. In order to minimize the number of site retaining walls that the sloping topography necessitates,
all units have be designed to be either double daylight or double tuck-under. This allows integration of the
walls into the foundations of the buildings themselves and produces a superior concept that will maximize
natural light, views, pedestrian experience and open space of the site.
The project is intended to construct in one continuous construction phase, and directly follow mass
excavation with the installation of the on-site vaults, building foundations, as well as all on-site utilities, prior
to back-filling and rough grading the site for vertical construction and surface improvements.
The benefits of a consolidated construction phase are multifold: construction impacts to the neighborhood
are minimized, and the physical disturbance and potential for construction related erosion is greatly reduced
by avoiding a second excavation phase for building foundations. We are looking forward to open
communication with Staff about achieving this important goal for the project and community.

3. Building Permit Review and Approval: August 2019 – February 2019
4. On & Off-Site Infrastructure Development: Starting in April 2020
5. Vertical Townhome Construction: Starting in June 2020
6. Townhome Sales: Starting in Spring 2021
