Evan Mann gives an overview of the project and introduces the team:

• The project will have a maximum road grade up to 15%
• Surface trail network for the neighborhood
• Wetland Buffer Averaging will occur.
• There will be 2 storm vaults
• The approximate size of the homes will be 2,000± sf.
Southern Neighbor (Jennifer?) @ NE 40th
• likes the idea of neighbors & updating 40th
• what Water & Sewer services are going to be built – explained by Evan.
• Suggests that gas service should be brought to the property. Agreed by Evan,but not guaranteed.
John Pugh (neighbor across Lincoln Ave along with Janet and Sonia)
• asked about water being 8”
• What about the traffic impact analysis?
• What happens from the results of the traffic impact analysis?
• Conditions of approval
• Pay impact fees?
• how are we leaving water across the street
• Downstream analysis?

Matt Herrera Senior Planner, City of Renton
• There was discussion about where the rail was coming through and Matt states - * No rail* Pan
Abode – Bus Rapid transit center is what is going to be placed in the vicinity.
• explained the development process.
• identify neighbors’ concerns about ground water flow affect downstream/across road.
• States that the tribes will be noticed.
• This meeting is to bring up your concerns early on in the project.
Frank Coad (neighbor directly north)
• Has major concerns with Surface water
• He assumed that the project is filing a wetland
• He believes that the project surface water is going to flood him.
• He also comments on the stream location. It has changed by upstream development (regulated or
not)
• Asked about interaction with Newcastle due to the east boundary sharing a right-of-way with
Newcastle. Are you not working with Newcastle? No we are not.
• What fence on boundary & critical area will be used? What is required by code will be built.
There were questions about sight distance and if a proposed Left turn lane would be required.
• Evan states that we are going to have a traffic impact analysis done to help mitigate traffic
impacts.
The culvert under Lincoln Avenue was brought up multiple times.
• This conveys drainage west onto the properties that John, Sonia and Janet manage.
Neighbors want us to add two out parcels and we explained that it would add to the project but no
agreement was met.
