See also http://bit.ly/2Mzo8aW PERMITS/REVIEW REQUESTED: Shoreline Exemption, Variance PROJECT DESCRIPTION: The applicant is requesting an Administrative Variance and Shoreline Exemption to renovate an existing 2,010 sq. ft. single-family home with a detached garage on the property located at 3619 Lake Washington Blvd N (APN 3342700290). Specifically, the applicant is seeking to allow encroachments into the front yard setback (encroachment of 12 feet) and side yard setbacks (encroachment of 7 feet on each side). The property is located within the Residential-6 (R-6) zone and is situated on the shoreline of Lake Washington in the Shoreline Residential designation, Reach D. The existing single-family residence on the property would be heavily renovated including raising the first floor, adding an additional floor, and attaching the garage and relocating it closer to the south property line. The standard shoreline setback and conservation buffer along Lake Washington is 25 feet for lots with a depth of less than 100 feet. The existing single-family residence is currently located approximately 20- feet away from the Lake Washington ordinary high water mark (OHWM), which is within the required 25-foot shoreline setback. However, the proposed project would retain the existing footprint and would extend further towards the OHWM. No trees or vegetation would be removed as part of the proposed project and the impervious surface would not increase. A Lake Study was submitted with the application.
