Note: My apologies in advance for the sparseness and brevity of information. This is actually a very
simple project – in theory at least. I am a small business owner I am trying to grow using personal
resources, so funding is tight. I also have a lot of flexibility in building and landscape design.
Proposed use of 800 SW 16th St Renton:
Construction of a simple 2200 sq ft service shop intended for marine and small internal combustion
engine services (boats, outboard motors, personal watercraft, generators, recreational vehicles, lawn
equipment, etc.). Construction will consist of a 4” concrete slab foundation and simple pole-barn
construction with metal roof and sides. Shop will consist of two large bays with oversized doors, a lobby
area with a front door and window, an interior office, bathroom, and breakroom.
The shop building is single story not to exceed 20’ at the highest point. Water and sewer service is
required. 220v and 110v electrical required.
Proposed ingress and egress to the property is from SW 16th street. This could be changed to Raymond.
A section of the lot adjacent to the bay doors (approximately 45’ X 60’) will be asphalt.
Anticipated construction cost is approximately $110K -$125K. Although the anticipated construction
costs do not trigger the addition setbacks with the $150K construction cost limit, I intend on following
the additive setbacks.
