Project Description:
Our project site located at 1517 Union Ave NE has an existing 1-story, 1860 single family residence. The site is currently
zoned as RM-F with two parcels, one at 9,583 SF and one at 33,960 SF, for a total area of 43,543 SF (.99 acre).
We are proposing to demolish existing SFR and to construct 8 (eight) attached townhouse buildings containing 20
(twenty) total units. Parking will be provided in individual garages.
Questions for Pre-Submittal Meeting:
FIRE:
- Will sprinklers be required for each unit?
- Confirm proposed shared driveway width 20’ is acceptable.
- Is fire access adequate as shown?
PUBLIC WORKS:
- Are there any frontage improvements required?
- Is one driveway curb-cut acceptable?
- Confirm water and sewer availability?
PLANNING:
- Review and confirmation of basic zoning requirements: Setbacks, FAR/density, Building and Impervious
Coverage, and Max height.
- Any design review requirements?
- Confirm tree retention requirements.
- Verify tandem parking is allowed.
- Is demo permit separate from building permit?
- Does each building get permitted separately?
- Is there any credit for impervious surface coverage to using permeable pavement?
- Does maximum building coverage count just footprints, or eaves as well?
- Do attached townhomes require common open space and private yard? 350 sf/unit common + 250 sf/unit/private?
- Are there any FAR limits in this zone?
- Are any amenities required in common open areas?
