The structure is planned to be divided into three portions – the largest portion on the left (45’x100’) is the manufacturing facility for Healthy Garden Confectionery which includes the storage/loading area, restroom, office, the manufacturing areas and a small outlet store. The other two portions of the structure to the right (i.e. two areas of 45’x30’) are reserved for future use (possibility for baking studios) or leasing out to potential tenants who complies the use of Industrial-Medium zoning code. For each portion of the building, it’s expected to have separate utility meters and independent ventilation and AC systems. Building structure/material are yet to be consulted with the builder, in the meantime it is expected to be concrete foundation and wooden frames. On the outside, it is planned to have a west exit/access to the Raymond Ave. On the south side of the lot (along SW 16th St), it is planned to accommodate 20 -25 parking spaces in front of the building. Questions: 1. What is the maximum useable footprint and height for this site (i.e. building structure + parking) considering all the set-back requirements and right-of-ways dedications if any. 2. Is CAD (Critical Area Designations) required before developing the site? 3. Is storm water mitigation required for the site? How can we take care of it in the most economical solution? 4. Is it possible (or recommended) to subdivide the lot so it aligns with the factory and reserved portions of the building suture, and could allow us to sell the most right portion of the structure (45’x30’) in the future 5. The site is currently covered by unattended shrubs about less than 2’ height; do we need to apply for permit to remove them for the site development? And do we need to retain any % of the green? 6. Do we need to find architect/general contractor who are licensed for working on commercial building? Or we can work with architect/general contractor who are experienced in residential property as long as the building apply the industrial zoned building code? 7.
