Project narrative for property located at N. 3rd Street & Park Avenue N.
The subject property is located in the North Renton Neighborhood on the
Park Avenue corridor that links Renton’s Downtown to the Landing. To
support Renton’s Comprehensive Plan, our team is considering a mixed‐use
development that would include commercial use and parking at street
level, combined with residential use on two upper stories.
Our development goals for this project include maximizing lot coverage and
residential density utilizing an attached structured parking scheme. We
would like to pursue any development review process to achieve these
goals.
We are currently exploring uses for the commercial space that would best
support the neighborhood, including the new Sartori Elementary School
located across the street from the project site.
Pre‐Application meeting attendees will include Principal Architect, Project
Architect, Real Estate Agent, and Project Owner.
Questions for staff:
1. What are the review criteria to reduce property setbacks through a site plan
review process?
2. Can residential density be increased through density provisions?
3. What parking alternatives and modifications can be employed for the project?
Do residential studio units or micro units have a reduced parking requirement?
4. Can parking be accessed from North 3rd or only from the alley?
5. Does the City have any comment regarding desired commercial uses for this
project?
