Subject: Renton School District Request for Pre-application Meeting Parcels: 7224000280, - 275, and - 270
Dear Matt:
At this time, the Renton School District is requesting a pre-application meeting to discuss the use of three properties located at 240, 248 and 250 Park Avenue for additional parking to
support Sartori Elementary School. Attached with this letter is a site plan depicting the conceptual design of a 26-space parking area.
Property and Project Description
The Park Avenue properties are located in the CN (Commercial Neighborhood) zoning district
and Urban Design District D – City Center Community Planning Area. The properties are located across N 3rd Street (to the south) from Sartori Elementary School. Access to the
parking area will be provided from N 3rd Street via the alley along the east property boundary. The following details are depicted on the enclosed site plan:
• 8 feet of right of way dedication on Park Avenue
• 4 feet of right of way dedication on N 3rd Street
• 3 feet of dedication for the alley
• 8 foot wide sidewalk and planter strips on both Park Ave and N 3rd Street
• Perimeter parking lot landscaping and interior parking lot landscaping
• Two ADA accessible parking spaces
• Pedestrian amenities at the corner of Park Ave and N 3rd Street
• It is assumed that stormwater will be directed to a centralized drainage feature and infiltrated through underground chambers

Park Ave Properties
Questions for City Staff
At the meeting we would like to discuss the following questions with City staff:
1. How much right of way dedication will be required for Park Ave?
2. How much right of way dedication will be required for N 3rd Street?
3. How much alley widening is required on our side of the alley?
4. Please confirm that the “10-foot street frontage landscaping” applies to Park Ave and N
3rd Street but not the alley.
5. Will the City allow for a reduction in the 10-foot street frontage landscaping? If so,
what is the process?
6. RMC 4-4-70 requires both street frontage landscaping and parking lot perimeter
landscaping. Can they be within the same 10 feet or is a total of 20 feet required?
7. Is there flexibility for a reduction in the interior parking lot landscaping area or
dimensions given the amount of right of way deduction and perimeter landscaping required?

8. Would landscaping along the alley be counted toward the required interior lot
landscaping?
9. Will any pedestrian amenities be required for the parking lot?
10. Please confirm alley width requirements and whether the distinct will be required to expand the width on property it does not own or give up more land on the subject
properties. Alternatively, could access to the parking area be provided from Park Ave?
