NOTE: The applicant is cautioned that information contained in this summary is preliminary and non-
binding and may be subject to modification and/or concurrence by official City decision-makers. Review
comments may also need to be revised based on site planning and other design changes required by
City staff or made by the applicant.
I have completed a preliminary review for the above-referenced proposal of 9 parcels; PID #
8663500040, 8663500045, 8663500050, 8663500060, 8663500065, 8663500090(2), 8663500105,
8663500115. The following comments are based on the pre-application submittal made to the City of
Renton by the applicant.
WATER
1. The proposed subdivision is within the City of Renton’s water service area, in the West Hill
300-hydraulic pressure zone.
2. There is an existing 8-inch water main in SW Langston Road (reference City water project
plan no. W-0285) that can deliver 1,500 gallons per minute. The static water pressure is
about 90 psi at ground elevation 90 feet.
3. There are existing 3/4-inch meters serving the existing residences on the subject properties
(315,311,307,303 SW Langston Rd.)
4. The project may require a developer’s extension of City water mains to provide water
service for domestic and for fire protection. The location of the new water main will
depend on the access to the lots.
5. Each lot shall have a hydrant within 300 feet as measured from the hydrant(s) along the
access road and driveways to the new residences on the lots. New hydrants shall be
installed per Renton’s fire department standards to provide the required coverage of all
lots.
6. A separate 1-inch domestic water service meter will be required for each lot.
7. A residential fire sprinkler system may be required for new residential dwellings within the
subdivision. Please verify with Renton Fire Prevention Department.
8. Civil plans for water main extension will be required and must be prepared by a registered
professional engineer in the State of Washington.

9. Subject to water system development charges, meters installation fees and related permit
fees.
10. A redevelopment credit will apply to each existing water meter if they are abandoned.
SANITARY SEWER
1. Sewer service is provided by the City of Renton.
2. The existing 6-inch sewer main that runs along the 10-ft public right of way will need to be
replaced. Approximately 435 lineal feet of new 8-inch PVC main and new manholes (placed at
approximately every 300 feet) will be required.
3. Individual side sewers are required to serve the individual lots of the proposed plat.
4. SDC fee for sewer is based on the size of the new domestic water to serve the new home on
each lot. The current sewer fee for a 1-inch meter install is $2,242.00.
SURFACE WATER
1. A drainage report complying with the City adopted 2009 King County Surface Water Manual and
City of Renton Amendments will be required. Based on the City’s flow control map, this site falls
within the Peak Rate Flow Control Standard (Existing Site Conditions) and is within the Black
River Drainage Basin. Refer to Figure 1.1.2.A – Flow chart for determining the type of drainage
review required in the City of Renton 2009 Surface Water Design Manual Amendment.
2. A geotechnical report for the site is required. Information on the water table and soil
permeability, with recommendations of appropriate flow control BMP options with typical
designs for the site from the geotechnical engineer, shall be submitted with the application.
3. Surface water system development fee is $1,485.00 for each lot.
TRANSPORTATION
1. The current transportation impact fee rate is $2,951.17 per single family house. The
transportation impact fee that is current at the time of building permit application will be levied,
payable at issuance of building permit.
2. SW Langston Road is classified as a Collector Arterial with existing Right of Way (ROW) width of
approximately 60 ft., with 2 lanes of travel and parking on both sides. Per Renton Municipal
Code (RMC) 4-6-060, 2 lanes of travel will require 83 ft. of ROW (11.5 ft. of dedication); 30 ft. of
pavement width with curb and gutter, 8 ft. planter strip and an 8 ft. sidewalk. Final ROW width
shall be determined by survey.
3. Street lighting analysis is required to be conducted by the developer on SW Langston Road and
on any proposed roadway as per city standards.
4. A traffic impact analysis (TIA) may be required.
General Comments
1. All construction or service utility permits for drainage and street improvements will require
separate plan submittals. All utility plans shall conform to the Renton Drafting Standards. Plans
shall be prepared by a licensed Civil Engineer.

2. When utility plans are complete, please submit four (4) copies of the drawings, two (2) copies of
the drainage report, a permit application, an itemized cost of construction estimate, and
application fee at the counter on the sixth floor.
