DEED OF DEDICATION
FOR PUBLIC USE
The Grantor, Highpointe Division II Homeowners Association, a Washington non-
profit corporation, conveys, quit claims and dedicates for public stormwater maintenance
and management purposes, to the City of Renton, a Washington municipal corporation, the
following described real estate, including any stormwater facilities and/or appurtenances
thereon, situated in King County, in the State of Washington:
Tract 'A' of Highpointe II as recorded in Volume 216 of Plats, pages 29- 31,
records of King County;
All situate in Section 4, Township 23 North, Range 5 East, W.M., in the City of
Renton, King County, Washington.

The Grantor shall retain an easement for the purpose of landscape, lighting, and signage
maintenance over the property, described as follows:
That portion of Tract A lying westerly of the existing fence around the storm detention area.
Said fence lying more or less along the following described line:
Beginning at a point 45.16 feet easterly of the Northwest corner of said tract as measured
along the north line thereof;
Thence southeasterly to a point on the south line lying 54.20 feet easterly of the Southwest
corner thereof.
as shown in Exhibit 'A'.
The Grantor shall retain ownership of signage, irrigation systems, and lighting within the
easement and shall be responsible for all associated utility fees. Should the Grantor elect to
vacate the easement, the Grantor shall be responsible for removing any signage and all irrigation
and lighting from the easement and any costs of removal related thereto.
