Review comments may also need to be revised based on site planning and other design changes required by City staff or made by the applicant.
I have completed a preliminary review for the above-referenced proposal. The following comments are based on the pre-application submittal made to the City of Renton by the applicant.
Storm Drainage
Drainage review is required for any proposal that is subject to a City of Renton development permit or approval AND meets any one of the following conditions:
1. The project adds or will result in 2,000 square feet or more of new impervious surface, replaced impervious surface, or new plus replaced impervious surface, OR
2. The project proposes 7,000 square feet or more of land disturbing activity, OR
3. The project proposes to construct or modify a drainage pipe/ditch that is 12 inches or more in size/depth, or receives surface and storm water runoff from a drainage pipe/ditch that
is 12 inches or more in size/depth, OR
4. The project contains or is adjacent to a flood hazard area as defined in KCC 21A.06, OR
5. The project is located within a Critical Drainage Area, OR
6. The project is a redevelopment project proposing $100,000 or more of improvements to an existing high use site, OR
7. The project is a redevelopment project on a single- or multiple-parcel site in which the total of new plus replaced impervious surface is 5,000 square feet or more and whose valuation
of proposed
improvements (including interior improvements and excluding required mitigation and frontage improvements) exceeds 50% of the assessed value of the existing site improvements.
8. Surface Water System Development fees of $0.448 per square foot of new impervious surface may apply. This is payable prior to issuance of the construction permit.
9. If required, the report shall comply with the City adopted 2009 King County Surface Water Manual and the 2009 City of Renton Amendments to the KCSWM, Chapter 1 and 2. All core and
any special requirements shall be contained in the report.
Transportation/Street
How will traffic circulate to and from the site?
The project is subject to a Traffic Impact Fee calculated at approximately as $270.00 for the use.
