Here are the pictures from todays core sample. The weather was dry(no rain for at least 12 hours) and
the underlayment is wet. Classic symptom of"water troughing". One thing that concerns me in terms of
a warranty claim is that these shingles were not properly fastened. The nails were all what we call
"Shanked", in other words they were not facing straight up and down but instead sideways. My guess is
that they were nailed down with an air gun. Looks like the plywood is directly on top of the metal pan
decking. So the roofing nails penetrated through the plywood sheathing hit the metal deck and went
sideways. This leaves a much larger hole/tear in the shingle. Anyway call me with any questions and let
me know if we can be of further service.
This roof needs to be replaced and the new
roof spec's needs to address the lack of ventilation, the "plywood directly over the metal deck" &the
shallow slope of the roof, etc.
