As you know, this is much lower square foot per person than what you will actually use. Actual use will generally be closer to 34 SF per student. An assembly occupancy on the 4th floor would be based on 7 square foot per person for Assembly - Concentrated (chairs only) or 15 square foot per person for Assembly — Unconcentrated (tables and chairs). A room with an occupant load over 50 is generally considered an assembly room and requires 2 exits with the doors opening out in the direction of travel with panic devices and exit signs. You would need to add one exit door as shown. Offices (Business Occupancy) is based on 100 square foot per person. Attached are the floor plans for the Main, 3rd and 4th floors for reference. Main floor 277 occupants in classrooms and office/study rooms excludes hallways, toilets/lockers, storage rooms and kitchen excludes common areas (lobby, elevator, and stairs) 3rd Floor 134 occupants in classrooms excludes hallways, toilets, custodian and kitchen excludes common areas (lobby, elevator, and stairs) Total occupant load of classroom areas on both floors 411 occupants 4th Floor Assembly area 193 occupants (at 15 SF per person, it would be 90 occupants) Offices 16 (assumes alcove on the NW corner is an office) Excludes reception, hallway and common areas. Change to Assembly occupancy from business occupancy may trigger the need to meet the handicap code for toilets. The current 4th floor toilets don't meet current required clearances. Actual Student Population At 34 SF per student in classrooms, figure 411 x 20 / 34 = approximately 242 student population. I hope this helps. Let me know if you need anything else. Thanks.
