Matt Herrera provided detailed frontage improvement requirements for the project in his Pre-Application Memorandum dated August 22, 2019. His summary identifies a limit of one driveway for each one hundred sixty five feet (165’) of street frontage serving any one property and a connection shall be provided for site-to-site vehicle access where feasible. In accordance with the City of Renton Submittal Requirements Modifications packet, I respectfully request permission to deviate from the driveway quantity / spacing requirements; we propose two driveways along the 186 linear feet of property frontage. One driveway will be “entrance only” and the 2nd driveway will be “exit only”. Circulation will be one-way therefore the two driveways will act similarly to a single full access driveway. We have evaluated onsite circulation using a single driveway and determined that it is infeasible with the proposal and would impact our pedestrian amenity and commercial areas that connect to the street frontage. We have also evaluated site to site connectivity but have determined that it is infeasible to connect to the adjacent McDonalds parking lot which is developed and has parking stalls that would be removed. Additionally the site is bounded by critical areas on the south end which prevents any connectivity along the southern end of the property. We believe the access configuration as proposed will provide the most benefit for circulation and emergency vehicle access. The proposed improvements will not be injurious or create adverse impacts to other properties in the vicinity. Thank you for considering and reviewing my request.
