The property is located within the Residential-8 (R-8) zone and is situated on the shoreline of Lake Washington in the Shoreline Residential designation, Reach B. Adjacent properties are also zoned R-8. The existing single-family home on the site is approximately 1,340 sq. ft. in size, is located approximately 16 feet from the OWHM, and is outside of the required 15-foot vegetation conservation buffer. Work would occur approximately 60 feet landward from the OHWM and is anticipated to occur in January of 2020. No trees or vegetation removal are proposed for removal and no additional impervious surface coverage is proposed (existing concrete pad under location of proposed addition). The existing single family residence is currently located between 16 feet away from the ordinary high water mark (OHWM), which is outside of the required 15 foot vegetation conservation buffer. The proposed construction would be located approximately 60.feet landward of the OHWM. The vegetated buffer area between the residence and the OHWM would be altered and the project would not result in a net increase of impervious surfaces on the site. Therefore the proposed site improvements would not impact the ecological and habitat functions of the shoreline. The proposed development is: Consistent with the policies of the Shoreline Management Act. Consistent with the guidelines of the Department of Ecology where no Master Program has been finally approved or adopted by the Department. Consistent with the City of Renton Shoreline Master Program. SIGNATURE & DATE OF DECISION: Date Jennifer Henning RECONSIDERATION: Within 14 days of the decision date, any party of record may request that the decision be reopened by the approval body. The approval body may modify his decision if material evidence not readily discoverable prior to the original decision is found or if he finds there was misrepresentation of fact. After review of the reconsideration request, if the approval body finds sufficient evidence to amend the original decision, there will be no further extension of the appeal period. Any person wishing to take further action must file a formal appeal within the 14 day appeal time frame. APPEALS: The administrative land use decision will become final if not appealed in writing together with the required fee to: Hearing Examiner, City of Renton, 1055 South Grady Way, Renton, WA 98057 on or before 5:00 pm, on January 03, 2020 (RCW 43.21.C075(3); WAC 197-11-680). RMC 4-8-110 governs appeals to the Hearing Examiner and additional information regarding the appeal process may be obtained from the Renton City Clerk's office, Renton City Hall, 7th Floor, (425) 430-6510.
