Site Description:
The site consists of approximately 2.56 acres zoned R-14 in two parcels of land between 108th Ave SE
and 107th Ave SE and just north of SE 196th St. The land is mostly flat except a moderate slope towards
108th Ave SE in the NE corner. The surrounding zoning mostly consists of R-14 and R-8 and the city of
Kent is to the east. Current use of the property is residential and warehouse with two homes and some
outbuildings on the property. There are no critical areas on the property. Soil conditions are unknown
at this time and the site appears to drain to the NE corner.
Project Description:
We are proposing a 19 lot plat with single family detached homes on lot sizes of 3,000 square feet or
larger. Most homes would be two stories with some three story homes, between 2,000 to 2,800 square
feet. Access to the homes would be from a new public road from 107th Ave SE that ends in a cul-de-sac.
Each home would have a 2-car garage and driveways sufficient to park an additional two cars. Typical
frontage improvements would be provided along 17th Ave SE with an estimated ROW dedication of 23’.
108th Ave SE appears to already be improved to normal standards. No offsite utility improvements
would be needed. The grading of the site is expected to balance, so no significant fill or excavation. No
survey of the onsite trees has been completed yet, but likely most or all of the trees will need to be
removed in order to reasonably develop the property, so replacement trees would be proposed to meet
City of Renton code.
