22RPD‘s proposed location is located on Sunset boulevard. This location is adjacent to 3
businesses which all share in the same market segment (Automotive) and the three are already working
together to create symbiotic business growth. In contrast 22RPD has no direct competition in this
county, meaning no overconcentration. We believe the business and the look of 22RPD and its building
improves the scale and character of the neighborhood. The parking of the original property is more than
sufficient for 22RPD’s needs. No additional sources of light or glare will be added to the property. There
is a potential for added noise as cars will be operated, but we expect this noise is insignificant compared
to the surrounding interstate and other high traffic roads. We consider 22RPD to be a reasonable and
exciting opportunity for this location.
