The building size is approximately 4,600 sqft while the lot Is 10,200 sqft. The lot is located in the northwest quarter of section 17, township 23 N, Range 5 East, W.M. in the city of Renton, King County, Washington. The below is copied from the TUP, and was prepared by Alex Morganroth, “The applicant, 22RPD, is requesting a Conditional Use Permit to operate a small vehicle service and repair in an existing building at 340 Sunset Blvd (APN 1723059118). The property is approximately 10,200 sq. ft. in size and is located in the Commercial Arterial (CA) zone and Urban Design District D Overlay. The applicant is seeking to utilize the building, which was previously used for small vehicle repair, for the installation of hardware and software on small passenger vehicles to increase performance. “Small vehicle repair” is permitted in the CA zone with an approved Administrative Conditional Use Permit (CUP)” The site has no special features, there will be no access changes or offsite changes. The site is currently mostly asphalt, and 22RPD will be initiating no changes to the soil or drainage conditions. 22RPD is, at this time, not looking to do any property developments. As above, 22RPD is looking to use the property to develop software and hardware that improves the performance, efficiency, and reliability of small vehicles. 22RPD is not initiating any construction and therefore no costs, nor fill or excavation. Additionally, no trees are to be removed.
