HomeMy WebLinkAboutPN_Boeing Apron E_ Changes Narrative_200122_v2.pdf Boeing Apron E Paint Hangar SEPA Resubmittal Narrative of Revisions January 28, 2020 The following is a summary of the revisions made since the Boeing Apron E Paint Hangar Land- Use/SEPA submittal dated July 1, 2019. Architectural The architectural Narrative has been revised to reflect elimination of 5-71 Utility Building as well as the retention of the existing 5-28 Building. Also, this has resulted in revised Vicinity and Site Plans. Updated architectural renderings of the north and east elevations of the building as well as updated Exterior Elevations and Building Sections form the 60% Submittal Review. Civil Plan Revisions The revised documents show the site revisions associated with the decision to maintain the 5-28 (Fire Station) building in its current location and eliminate the 5-71 (Utility Building). These changes resulted in revisions to the proposed parking lot and layout of the southern half of the site. These revisions also resulted in changes to the north western section of the site north of the fire station building. These changes resulted in the following site revisions:  Rerouting of the storm drainage conveyance systems on the southern half of the site associated with the building revisions.  Relocation of the storm drainage water quality treatment and lift-station facilities east of the Hangar to accommodate the fire station traffic patterns.  Rerouting of the north western storm drainage conveyance lines to accommodate the revised fire station traffic patterns and the removal of the parking lot.  Rerouting of the fire water main and fire hydrant locations around the hangar.  Rerouting of the proposed sewer service from the southern side of the Hangar to the north side.  Revised parking lot layout south and west of the Hangar.  Revisions to the proposed site access points off the proposed parking lot.  Rerouting of the electrical/telecommunications duct banks that service the Hangar and elimination of services to the Utility Building.  Revisions to the Site grading to account for the removal of the Utility building and to address the differences in grade between the proposed site improvements and the existing Fire station building. Additional Parking Spaces 1) 7-1-19 – 89 total parking spaces 2) 1-28-20 – 45 total parking spaced RECEIVED 02/06/2020 amorganroth PLANNING DIVISION All other information previously provided by DOWL in the original July 1st, 2019 narrative are still applicable for the January 28th, 2020 revised narrative. Electrical Impingement lighting study documents and calculations have been revised to include the existing fire station and remove the proposed utility building, associated lighting, and the revised parking area south of the proposed paint hangar building. Revisions to the SEPA documents are minor in nature and are focused on excluding wording referring to the utility building. Photometric lighting calculations have also been updated to reflect the new lighting layout. Landscape SEPA documents pertaining to the existing and proposed landscape were updated primarily as result of the direction received from Boeing to save the existing fire station, and progress in the architectural design of the hangar building. Minor changes were made to the documentation of the existing trees, as a result of utilizing the arborist report from the future fire station location for existing trees north of 6th Street. These document revisions did not impact required trees by the City of Renton. Other minor changes to the proposed landscape design include revised limits of planting south of the hangar with a new parking lot layout.
