PROJECT DESCRIPTION: The applicant is requesting an administrative Variance from the R-4
zone front and side yard setback requirements. The project site totals 3,529 sq. ft. in area and is currently
vacant. The R-4 zone requires a front yard setback of 30 feet and a combined side yard setback of 20 fe et
with not less than 7.5 feet on either side. The applicant is proposing a front yard setback of 15 feet and a
combined side yard setback of 14 feet 10 inches with a minimum side yard setback of 5 feet along the west
property line. In addition, there is an encroachment easement for the portion of the neighboring home to
the east that was constructed over the abutting lot line onto the subject property. A Category III wetland is
mapped offsite to the north of the subject property. The 75 -foot standard buffer and 15-foot building
