HomeMy WebLinkAboutC_On Hold Letter_200417_v1 April 17, 2020 Phil Becker Abbey Road Group 2102 E Main Ave, Suite 109 Puyallup, WA 98372 SUBJECT: "On Hold" Notice Mei Lin Short Plat / LUA20-000060 Dear Mr. Becker, The Planning Division of the City of Renton accepted the above master application for review on March 20, 2020 During our review, staff has determined that additional information is necessary in order to proceed further. The following information will need to be submitted before June 20, 2020 so that we may continue the review of the above subject application: The City of Renton’s Community Economic Development Department has reviewed the project and would like an independent qualified geotechnical engineer to conduct an Independent Secondary Review of the submitted Subsurface Exploration and Limited Geotechnical Engineering Services Report prepared by Bergquist Engineering Services (dated October 17, 2017) for the effectiveness of any proposed mitigating measures or programs, as allowed by RMC 4-3-050F.6. The contract would be executed with a qualified professional from the City of Renton’s small works roster in order to provide a geotechnical opinion regarding the proposed improvements. No subsurface explorations would be conducted. Upon the conclusion of third party study review, the findings would be provided to the City in a written letter. The Independent Secondary Review would be paid at the applicant’s expense, and the Administrator shall select the third-party review professional. The applicant shall also be responsible for following: 1. The submitted Geotechnical Engineering Study prepared by Bergquist Engineering Services (dated October 17, 2017) should expound upon the vulnerability and potential impacts as it pertains to adjacent properties near the project site. 2. The applicant shall demonstrate that proposed Lot 3 can meet the dimensional requirements for lots in the R-8 zone after the required Native Growth Protection tract on the western portion of the site is applied. 3. Due to the irregular shape of the proposed Lot 3, the applicant shall demonstrate via a sample floor plan or similar that the lot can accommodate a single-family home with typical features. Phil Becker Page 2 of 2 April 17, 2020 4. The applicant shall complete a driveway profile for proposed Lot 3 to ensure the slope of the driveway does not exceed fifteen percent (15%). Please note that driveways that exceed eight percent (8%) shall provide slotted drains at the lower end with positive drainage discharge to restrict runoff from entering the garage/residence or crossing any public sidewalk. Driveways shall not be closer than five feet (5') to any property line. At this time, your project has been placed “on hold” pending receipt of the requested information. The maximum time for resubmittal shall be within ninety (90) days of this notice. Please contact me at (425) 430-7219 if you have any questions.
