The area is contiguous to the City limits along the south boundary, annexed in 1999 as " the East Renton Plateau Annexation and on.the east. boundary;�annexed in 2000 as the Morrison Annexation. The northern boundary follows SE 120`�'Street, if extended, and is coterminous with the Urban Growth Boundary. This means that the City cannot accept requests for annexation north of this line. The annexation method is direct petition. The subject area includes 14 single family homes. Parcel sizes range from .1 to 6.7 acres. The topography is generally flat. A wetland is identified on the southwest portion of the area in the City's Critical Areas maps. At current development, the City would receive no additional public right-of-way unless a benefit is perceived in including the adjacent length of 148"',Avenue SE. Including this portion of the road right-of-way in the proposed annexation may raise maintenance and emergency response coordination issues, since it would isolate a length of County road between two lengths of City roadway. The area is designated Residential Rural in the Comprehensive Plan. Adjacent lands under this � designation are zoned R-5. Other potential zones include R-1 and Resource Conservation at one unit per ten acres. Zoning will be addressed at later point in the process, after the proponents have submitted a 60%Petition to Annex. Assuming the maximum density zoning of R-5 under the Residential Rural designation, the capacity,is estimated to be about 52 additional units. .The actual number will depend on the type and area of wetlands on the site and on the market availability of the parcels. Upon receipt of comments from staff, a public meeting will be scheduled before the City Council to allow public comment on the proposed annexation. Additional lands may be added to the annexation proposal if interest is expressed prior to or during the public meeting. If the Council amends the annexation boundaries, staff comments on the modified proposal would be requested at the 60% Petition phase of the annexation.
