Size and design of sign is included in the attached drawing. The sign is a blade sign to be installed in the former location of the original tenant sign that was JC Penney. The replacement sign is smaller than the original. The sign “Penney Lofts” is the name of the building and not any business. The name gives acknowledgement to the historical tenant and preserves its history. The current Zoning is CD. The property sits lot line to lot line on an 11,500sf lot. Currently the property is/was a single tenant retail building now currently under construction for multiple commercial spaces and 24 apartments. There are no applicable soil conditions, street improvements, trees and landscape. Neither will there be any adverse effects. There are no off site improvements that need to be made and no trees are to be removed. Property is not located near any river, stream, or wetland. The cost of the sign is approximately $20,000 and is scheduled to be constructed and installed as soon as approval.
