HomeMy WebLinkAboutC_Extension_Request_Response_200527 May 27, 2020 Paul Monsef Monsef Donogh Design Group 2806 NE Sunset Blvd, Ste F Renton, WA 98056 Subject: Request for Extension Huynh Short Plat, LUA17-000855, SHPL-A Dear Mr. Monsef: This office has reviewed your request (May 18, 2020) to extend an approved short plat (File No. LUA17- 000855) that expired on April 6, 2020 for a period of six (6) months. Due to the various emergency declarations issued by the Governor of Washington in response to the ongoing public health emergency caused by the COVID-19 outbreak, construction activity in the City of Renton has undergone a substantial interruption. Impacting factors include the stay-at-home order, disruptions in the construction materials supply chain, and social distancing requirements. In response to the disruptions, the Renton City Council adopted an ordinance (Ordinance No. 5968) on April 20, 2020 that temporarily extended the validity of certain permits by a period of six (6) months. Due to the fact that the subject preliminary short plat approval expired 14 days prior to the adoption date of the ordinance, the temporary extension does not apply to your project. However, staff concurs with your justification for granting a six (6) month extension, in that your project faced similar hardships created by the public health emergency identified in the ordinance and should therefore be subject to the temporary extension granted by the ordinance. Pursuant to RMC 4-7-070M, the municipal code allows the original approving body to issue a single extension of up to one (1) year. Therefore, your six (6) month short plat extension request is approved. The six (6) month extension shall be measured using the original expiration date of the preliminary short plat approval (April 6, 2020) in order to provide the ensure consistency with the extension language in the ordinance. Please note that all construction must be completed or deferred and the final plat recorded in accordance with City Code prior to the last day of the extension period (October 6, 2020). Please note that no additional extensions will be granted.
