Proposed Project:
Taco Time / La Mexicana Tenant Improvement at 3401 Lind Ave.
Current Use:
The site is 224,316 square feet, zoned light industrial. There are no listed sensitive areas and the site is outside the critical 100-year flood plain. There is currently a 72,000 square
foot open warehouse building with several smaller office and support rooms spread throughout the warehouse. There is also a 2-story office, bathroom, breakroom space totaling 14,000
square feet attached to the warehouse. It is currently occupied by Baden Sports, who receives, processes, and distributes sporting equipment. They currently employ 80 – 85 people.
Their operations are consistent with the zoning and surrounding area. Their plan is to vacate the site in early July.
Proposed New Use:
The proposed project consists of Taco Time Northwest, a local company that owns and operates 85 restaurants in Western Washington, and La Mexicana, a local tortilla baking and distributing
company, moving their corporate offices and manufacturing operation to this site. Taco Time Northwest, which employs 25-30 people in the corporate office, will mainly be taking over
the existing office space, and La Mexicana, which employs 50-55 people in the office and factory, will be occupying the remainder of the office space and the warehouse. The construction
project consists of taking about 18,000 square feet of the open warehouse space and building a clean / separation room to house the tortilla baking equipment. Also constructing some
additional offices and breakroom space for the factory employees approximately 3200 square feet. There is also a proposed addition to the upper existing mezzanine for recreational
space approximately 2600 square feet. The rest of the warehouse space is to remain as is for storage and distribution. All major construction activity will remain inside the existing
building. The proposed project makes no reference to upgrades to the site or exterior of the building. However, there will be a need to install a new side sewer connection with a grease
interceptor. From information gained from a pre application meeting, the City of Renton will also require the water service to have a back-flow device installed and upgrades to the
parking to meet the current ADA Standards. No trees, landscaping, city right of way or adjacent properties will be affected by the project. The limited amount of site work will be restored
to its original condition. The proposed use of the site and building are consistent of the current zoning and surrounding area. The total estimated cost of the project is 1.2 million
dollars and the proposed start date for the construction would be mid-July.
