Project Name: New residence with detached 3 car garage and ADU
Location: 2909 Mountain View Ave. N
Renton, WA
Zoning: R-8 residential with SR Shoreline residential overlay. Adjacent properties are zoned
similar.
Current Use: Currently the site is vacant. Previously a one story with basement single family
structure occupied the site and has since been removed. A new dock was installed two
years ago under a separate permit.
Site Feature: The property abuts the Lake Washington shoreline on the west. The site is west of
Mountain Ave North which abuts an abandoned railway.
Soils: Soil includes sand and native glacial fill. Site drainage flows westward to Lake
Washington. The permit application for the single family residence includes an
On-site drainage plan with vegetated flow path and a dispersion trench.
Proposed Use: The ultimate use for the property is a single family residence. The 2173 sq ft 3 bedroom
family dwelling includes 870 sq ft detached garage and one bedroom 692 sq ft ADU. A
circular drive provides access to the 3 car garage.
Site Improvements: Mountain View N is an asphalt paved 20’ right-of-way with no curbs, gutters or
sidewalks. A fire hydrant is located at the northeast corner of the site. An existing ¾”
water meter is located near the hydrant. A sewer stub is located on the western portion
of the property approximately 20 feet from the shoreline.
Estimated Costs: Estimated cost for the project is $574,400.00. Fair market value is expected to be near
$2,750.00.
Site Material: The only fill anticipated will be washed gravel backfill for foundation drainage and the
dispersion trench. Excavation cuts will be utilized to backfill basement walls.
Vegetation: One deciduous tree is located near the north property line approximately 30’ west of
the east property boundary. The remainder of the site is lawn.
Property Dedication: No property dedications are proposed.
Shoreline: The project adjoins the east shore of Lake Washington. Shoreline permits were
obtained for a new dock that aligns with the north property boundary. The shoreline
overlay is zoned SR Shoreline Residential. The shoreline consists of rip-rap with
approximately 25’ of sandy beach. The site would qualify as a low – no bank waterfront
lot. View obstruction (from the road) potentially exists dependent on how the new
three car garage is oriented. There is no view obstruction from adjoining properties.
