Plan#) on file with the City of Renton and submitted to the City of Renton for th� review and
ap�roval o�pel'mit(5) U16006039 (Constructron/Building/UtilityPermitltJ.The
Property's draina�e facilities are shown and/or lis#ed on Exhilait A—Site Plan. The Property's
drainage facilities sha[I be maintained in compliance with the operatian and maintenance
schedule included and attached herein as Exhihit B—Operations and Maintenance. Drainage
facilities include pipes, channels, flow control facilities, water quality facilities, on-site best
management practices {BMPs) and other engineered structures designed to manage and/or

treat stormwater on th� Property. On-site BMPs include dispersion and infiltratian devices,
bioretention, permeable pavements, rainwater harvesting systems, tree retention credit,
reduced impervious surface footprint,vegefated roofs and other measures designed to mimic
pre-developed hydrology and mir�imiz�stormwater runoff on the Property.
2. City of R�nton sl�all have th� right to ingress and egress over thase portions of the Property
necessary to perform ins�ections of the stormwater faci[ities and BMPs and conduc�
maintenance activities specified in this Dec[aration of Covenant and in accordance with the
Renton Munici�al Code. Gity of Renton shall pro�icfe at least thirty (30) days'written notice to
the�wners that entry an the Property is planned for the inspectian of drainage facili�ies.After
the thirty (3�) days,the Owners shall allow the City of Renton to enter for the sole purpos� of
inspecting drainage facilities. ]n lieu of inspection by the City,the Owners may elect to engage
a licensed eivi[engineer registered in the s#ate of Washington who f�as expertise in draina�e ta
inspect the drainage facilities and pro�ide a written report describing their condition. If the
engineer aption is chosen,the Owners shall provide written notice to the City of Rentan within
fifteen(15J days of recei�ing the City's notice of inspection.Within thirty{30)days of giving this
natice,the Owners,ar engineer on behalf of the Owners,sha[1 pro�ide the engineer's report to
the City of Renton. If the report is not pro�ided in a timely manner as specified abo��,the City
of Rentan may inspect the drainage facilities withaut further na#ice.
3. If City ofi Renton determines from its inspection, or from an engineer's report provided in
accordance with Paragraph 2,that maintenance, repair, restoration, and/or mitigation work is
req�aired to be done to any af the drainage facilities, City of Rentan shall notify the Owners of
the 5pEClftC maintenanc�, repair, res�oration, and/or mitigation work ("Work") required
pursuant to the Renton Municipal Code. The City shafl also set a reasonable deadline for the
Dwners ta cnmplete the Work, or to provide an engineer's report that verifies completian of
the Work. After the deadline has �assed, the pwners sha[I allow the City access to re-inspect
fihe drainage faci[ities unless an engineer's report has be�n provided �erifying Completion of
the Wark. ]f the Work is not completed within the time frame set by the City, the City may
initiate an enfarcement action and/or perform the Work and hereby is gi�en access to the
Praperty for such p�rposes. Written notice will be sent to the Owners stating the City's
intention to perform such Work.This Work will not commence until at[east seven (7)days after
such notice is mailed. lf, within the sole discretion of the City, there exists an imminent or
present danger, the seven �7) day notice period will be wai�ed and Work will begin
immediately.
4. The Owners shall assume all responsibility for the cost of any Work, ar any measures taken by
the City to address canditians as deseribed in Paragraph 3. Such responsibility shal) include
reimhursement to the City within#hirty(30)days ofthe receipt of the invoice for any such Work
perfarmed. O�erdue payments will require payment of interest at the maximum legal rate .
al[owed by RCW 19.52.020�currently twel�e percent{12%)). If the City initiates legal action to
enforce this agreement, the prevailEng party in such action is entitled to recover reasonable
litigatian costs and attorney's fees.
5. The Owners are required to obfiain written approva[from City af Renton prior ta filling, piping,
cutting, or removing vegetafion (except in resutine landscape maintenance) in open vegetated
starmwater facilities (such as swales, channels, ditches, ponds, etc.}, or performing any
alterations or modifications to the drainage facilities referenced in this Declaration of Covenant.

MAINTENANCE INSTRUCTIONS FOR A PERFORATED PIPE
C4NNECTION
Your property contains an an-site BMP (best�nanagement practice)called a`perfaratedpipe
co�:rtectioft,"which was installed to reduce tl�e stonnwater runof£impacts af some or all of the
impervious surface on your properry.
A perforated pipe connectian is a length af drainage conveyance pipe with holes in the bottom,
designed to"leak"runoff, conveyed by the pipe, into a gravel filled trench where it can be saaked into
the surrounding sail.The connection is intended to pravide appartunity for infiltration af any runoff
tliat is being conveyed from an iinpervious surface{usually a roo fl to a local drainage system sucl�as a
ditch or roadway pipe system. This on-site BMP shall be ix�aintained pe:r Appendix A of the City of
Renton's Surface Water Design Manual.

of Renton for furtl�er instruetions.
• A typicai perineal�Ie paveinent syste���ljas a iife expectancy of approximately 25 years.To help
extend tlle useful life of the systein, the surface of ti�e permeable pavement shauld b�kept
clean, stahle and�ree of leaves, debris, and sediment thraugh regular sweepang or vacuuzn
sweeping.Aggregate till in modular grid pavement znay need periodic surface replenisliinent.
• The owner is responsible for tl-�e repair of all ruts, deformation, and/or broken paving grids or
pa�ers.
