Close, Senior Planner City of Renton 1055 South Grady Way Renton, WA 98057 425-430-7289 Logan Place Development (Project #6644901-CN) ROW Dedication Requirement Modification Request Dear Clark, This letter, along with the supplemental materials included, are provided in support of a modification to the required Right-of-Way Dedication width of 10.5’ (per Preapplication Comments PRE19-000312, Transportation Comment 1.i.) to 4.5’ as proposed in our Site Plan Review Application. Transportation Comment excerpt from the Pre-Application Meeting Notes dated 1/16/20. Note that the required Dedication appears to be 8.5’ and not 10.5’ per above comments. Please refer to the Modification Exhibits attached to aid in the following discussion. Justification for the Modification Request (Form M Item #6): a. The proposed modification does not appear to conflict with any of the above mentioned areas design regulations and or design elements. b. Will meet the objectives and safety, function, appearance, environmental protection and maintainability intended by the Code requirements, based upon sound engineering judgment; Response: The proposed modification will provide 12’ sidewalk behind the curb with tree grates; this is a substantial improvement to the existing frontage of 6’ sidewalk behind curb within the vicinity of the project. In our opinion, the proposed improvements meet the objectives intended by Code requirements based upon sound engineering judgment. c. Will not be injurious to other property(ies) in the vicinity; Response: It is unlikely that the proposed improvements will be injurious to other properties in the vicinity. The 12’ sidewalk and tree grates will serve to provide a safe conditions for pedestrians along the project frontage. d. Conforms to the intent and purpose of the Code; Response: Please refer to response to item ‘b’ above. e. Can be shown to be justified and required for the use and situation intended; and Response: The proposed improvements complements the intended use of the project. f. Will not create adverse impacts to other property(ies) in the vicinity. Response: It is unlikely that the proposed improvements will create adverse impacts to other properties in the vicinity. In addition, the proposed modification would appear to better suit integration with the existing improvements of the neighboring properties as well as serve to better suit potential future buildout of those properties.
