You contacted me and contracted my services as a consulting arborist. My assignment is
to inspect and inventory trees at the above referenced site. This inventory establishes
the existing canopy cover of the regulated trees. You provided me a topographic survey
prepared by Core Design, showing locations of the regulated trees, as well as parcel
boundaries and delineation of existing wetlands.
I visited the site 11/07/19 and inspected the trees.
City of Renton Planning Division recommends I create my own criteria and tree
attributes to measure for this assignment, and to elaborate on the collected data, site
conditions (soil, slopes, topography etc.), tree conditions, tree species, and general site
observations.
Except for two apples, all the trees are native species, and are typical for this site. The
topography has a SW aspect, mostly sloping toward I-405 from Lake Washington
Boulevard SE.
Two wetlands are delineated on the north half of the parcel, and there is active water
flow across the north parcel boundary from an outflow from beneath the abutting right-
of-way.

The subject trees are in varying stages of maturity, and include coniferous and broadleaf
evergreens and broadleaf deciduous species.
Nearly all the inventoried trees are part of a stand (consisting of 5 or more trees). The
majority are significant; 4 are landmark.
Each of the inventoried trees currently contributes healthy live canopy cover to the site.
I anticipate, for each tree, that this benefit will continue, if not increase for the next 2
decades. Additionally, there are many alders on this site that currently contribute
canopy cover, though because of their small trunk size are not included here.
Dead trees are excluded from this analysis.
In addition to the surveyed trees, I identified 10 additional significant trees and they are
included in the attached inventory and annotated survey exhibit (#A-J).
The following attributes are detailed in the attached inventory.
Tree Category
Landmark: A tree with a caliper of thirty inches (30") or greater.
Significant: A tree with a caliper of at least six inches (6"), or an alder or
cottonwood tree with a caliper of at least eight inches (8").
Tree number as shown on tag in the field, and on attached exhibit.
DBH diameter of tree at breast height.
Tree Species common name.
Dripline average branch extension from the trunk as radius in feet.
Condition (health, structure and form rating) ‘1’ indicates good to excellent
condition; none or negligible visible health-related problems or structural
defects, ‘2’ indicates fair condition; minor visible problems or defects, though
not sufficient to affect their canopy cover contribution to this site.
Comments on Condition that are visible at time of inspection.
Tree Type
Broad-Leafed - trees with flat leaves, not scaled or needle shaped, which
usually lose their foliage at the end of the growing season.
Coniferous - any of various mostly needle-leaved or scale-leaved, chiefly
evergreen, cone-bearing gymnosperms.
Deciduous - trees that shed or otherwise loose their foliage at the end of

the growing season.
Evergreen - trees that maintain the majority of their foliage each year.
Trees showing on the attached exhibit, yet omitted from the inventory are too small and
are not regulated.

Attachment No. 1 - Assumptions & Limiting Conditions
1. A field examination of the site was made 11/08/2019. My observations and
conclusions are as of that date.
2. Unless stated other wise: 1) information contained in this report covers only
those trees that were examined and reflects the condition of those trees at the
time of inspection; and 2) the inspection is limited to visual examination of the
subject trees without dissection, excavation, probing, or coring. There is no
warranty or guarantee, expressed or implied that problems or deficiencies of the
subject tree may not arise in the future.
3. The consultant/appraiser shall not be required to give testimony or to attend
court by reason of this report unless subsequent contractual arrangements are
made.
4. Loss or alteration of any part of this report invalidates the entire report.
5. Unless required by law otherwise, possession of this report or a copy thereof
does not imply right of publication or use for any purpose by any other than the
person to whom it is addressed, without the prior expressed written or verbal
consent of the consultant/appraiser.
6. Any legal description provided to the consultant/appraiser is assumed to be
correct. Any titles and ownership to any property are assumed to be good and
marketable. No responsibility is assumed for matters legal in character. Any and
all property is appraised or evaluated as though free and clear, under
responsible ownership and competent management.
7. Construction activities can impact trees in unpredictable ways. All retained trees
should be inspected at the completion of construction, and regularly thereafter
as part of ongoing maintenance.
8. The consultant does not assume any liability for the subject tree and does not
represent the transfer of such for any risks associated with the tree from the
landowner to the consultant. Risk management is solely the responsibility of the
landowner.
