We’ve evaluated this at length and would like to propose a bit more of a compromise. We will agree to the 15 foot setback from the upper 2 floors but in an effort to keep the area of the unit unchanged we’d like to propose shifting all the homes on lots 30-40, including the lot lines and rear walls, back 5 feet. This would actually provide the 15 foot setback for ALL levels. In doing so, it does increase the wall height. We we’re already asking for a deviation of up to 10 feet (over the allowed 6’) While the walls do get higher, they are still within the deviation request and will not exceed 10 feet. Additionally, a prior deviation has been requested modifying the steep slope area behind lots 30- 35. This shift of the lots would further impact that area. The geotechnical engineer has reviewed this and the impacts to the additional wall heights and has determined that neither impact the project negatively. Attached is a memo in support of this. If this is acceptable to the city we’re happy to have this added as a condition of approval. Let me know your thoughts. Thanks Matt! Holli Heavrin, P.E. Both Chip and Vanessa took a look and the decision is a compromise setback of 15-feet for the mass of the home. This is a setback issue as we do like the home and would like to keep the modulation, however the second and third story decks need to come back 5-feet. I have redlined a floor plan to show the area that needs the additional 5-foot setback. I have to say, we’re all a bit shocked by this, especially so late in the game. These homes have always been shown this way and it was pointed out in the September 2019 submittal that we were requested reduction from this in the PPUD Modifications. I think walking you through the architectural plans may shed some light on the way the building truly sits in relation to the ROW and sidewalk. I am happy to set up a meeting via teams so that we can screen share the plans and see if we can’t come down to an agreement. Let me know your availability. I’m open anytime after 1pm. It appeared in earlier reviews in this row of lots that the mass of the home would be setback 20-feet and the porch extend out in front of it. I can see now that the exterior walls of the structure extend 10-feet from the ROW with an elevated second floor and deck. This is concerning because in early discussions regarding this project the City insisted on alley loads off the spine road. After ongoing talks, the City conceded that an alley was not practical here but we wanted the homes to be setback (initial discussions included implementing the R-6 front yard setback of 25-feet) and we wanted shared driveways in-lieu of the alley. We cannot support a 36-foot tall three story structure 10-feet from the ROW. We would support the porch protruding out to 10-feet if the remaining structure is pulled back to a minimum of 20-feet. I am reaching to see what you’re team would like to do to remedy this issue. I can craft a condition that essentially kicks the can down the road and requires a revised plan that meets a minimum 20-foot setback or I am willing to consider an alternative if you have another design option now to comply with the 20-foot setback for this block of homes.
