RMC 4-3-090D.3.bi Requires: …primary structures shall provide for view corridors
between buildings where views of the shoreline are available from public Right-
of-way or trails.
We have prepared a corridor study showing view corridors that we are
providing with the completed project and photographs of the current condition.
See attached.
Currently there are no trails on or near our property therefore there are no views
to preserve from any publicly accessible trails.
Walking on the sidewalk along Highway SR 169 R.O.W. today you can’t see the
river shoreline. It should be noted that over the past 50 years there has been an
operating Concrete batch plant with structures, equipment and trucks that
have blocked the views from the R.O.W. Even in the current condition where the
structures have been removed and the site has been cleaned up you can’t see
the river shoreline. See attached photographs taken from the R.O.W. sidewalk.
Similarly, from the Cedar River Parkway R.O.W. you can’t see the river shoreline.
The site is mostly bordered with landscape screening prohibiting views. See
attached exhibit photographs.
We have provided two full view corridors from the right-of-way on either side of
the project. There is an additional view corridor in the middle of the project
through our glass wall entry and leasing office. These will provide views of the
adjacent treed hillside on the south side of the Cedar River.
We are providing a new publicly accessible 100-foot buffer along approximately
1,400 feet of river front. This buffer will be revegetated to a more natural state,
improving natural habitat. There will be a new meandering public trail along the
river providing continuous views of the river shoreline that hasn’t been available
to the public in the past. This trail will provide direct access to the river shoreline
for the public to enjoy.
