Existing Site Description
The site consists of one parcel that has an approximate gross area of 1.32 acres. The site is located at 3102
Park Avenue North in Renton, Washington. The property consists of one irregularly shaped parcel (No.
3342103215) with a total area of about 57,614 square feet.
The central portion of the property is developed with a single-family residence and accessory structure. A
driveway extends onto the property from the west that accesses the home on the property along with an
additional driveway that gives access to the property to the north.
The site is vegetated with grasses, bushes, and sparse trees. The site slopes downward from east to west
at magnitudes of 5 to 15 percent and relief of about 15 feet. There is a slightly steeper cut slopes along
the west property line, adjacent to Park Avenue North. The slope is less than 5 feet tall. The site has a split
drainage to the NW and SW. See Geotech report for soil types. Infiltration is feasible on the west half of
the property. Soils on the property are weathered recessional outwash underlain by recessional outwash.
There are some locations that infiltration will be used due to the soil type.
The site is bordered to the north by residential properties, to the south by residential/ commercial, to the
east by a reservoir/ fire station/residential property, and to the west by Park Avenue North and residential
to the west of Park.

Design Proposal for Jones Short Plat
The project is proposing to remove the existing home and develop five (5) single family residential lots
with appropriate drainage, landscape, open space, height, square footage, lot coverage, parking, access,
all of which will be based on current Code. Access will be off Park Avenue North onto a new public road.
Checklist from Submittal Requirements – Short Plat
a. Project name, size and location of site;

commercial, to the east by a reservoir/ fire station/residential property, and to the west

d. Special site features (i.e., wetlands, water bodies, steep slopes);
a. The site is vegetated with grasses, bushes, and sparse trees, no wetlands. The site slopes
downward from east to west at magnitudes of 5 to 15 percent and relief of about 15
feet. There is a slightly steeper cut slope along the west property line, adjacent to Park
Avenue North. The slope is less than 5 feet tall.
e. Statement addressing soil type and drainage conditions;
a. The site has a split drainage to the NW and W/SW. See Geotech report for soil types.

f. Proposed use of the property and scope of the proposed development (i.e., height, square

a. The project will meet all appropriate code requirements. All lots will meet standard
minimum lot size, height, coverage, and setbacks. There will be at a minimum two
parking spaces in the garage. There is some parallel parking provided on the public road
internal to the plat.
b. Park Avenue North will be widened to Incorporate the required improvements from the
pre-application meeting. We are dedicating an additional seven feet on Park Avenue NE.
c. See plans for detailed improvements on-site.
g. Proposed off-site improvements (i.e., installation of sidewalks, fire hydrants, sewer main, etc.);
a. There will be no off-site improvements provided.
h. Total estimated construction cost and estimated fair market value of the proposed project;
a. Estimated construction cost is $300,000
b. Estimated FMV is $1.65 million
i. Estimated quantities and type of materials involved if any fill or excavation is proposed;
a. Cut: 2682.68 CU. YD., FILL: 138.95 CU. YD.
j. Number, type and size of trees to be removed;
a. This project has 92 significant trees on site. 56 of these trees have been excluded from
the retention calculation for either their condition or conflicting location with roads and
utilities. This leaves 36 significant trees available for retention. 30 of the 36 significant
trees applicable for retention will be removed. 6 significant trees will be retained, and

30 replacement trees will be provided. Please reference the Tree Retention sheet
(L1.01) for the detailed information regarding type and size of removed, retained trees,
and the Project’s conformance with Renton Municipal Code.
