This purpose of this memorandum is to provide a trip generation estimate for the proposed Project Tiger food
manufacturing project and to compare it to the previously approved trip generation estimates for the project
site.
Project Description
The proposed project is located at 701 Monster Road SW in Renton, WA. It is our understanding that the
project site includes a total of 166,000 square feet of building area that is currently entitled for light industrial
use. The proposed Project Tiger would construct a tenant improvement to convert 71,764 square feet (SF)
of light industrial use to food manufacturing use. The remaining 94,236 square feet of proposed building
area is still proposed as a light industrial use.
Proposed Trip Generation
Based on information provided by the applicant, the proposed food manufacturing use is not consistent with
a specific land use category established in the Institute of Transportation Engineers (ITE) Trip Generation
Manual. As such, user-specific information was used for the trip generation estimate.
To estimate trip generation for the proposed Project Tiger, the tenant provided detailed forecasts of all
vehicular trips anticipated to occur on a typical weekday. These detailed weekday trip estimates are
summarized in Attachment A and described by the following categories:
Employee Trips – The facility is expected to have 65 total employees arriving between 5:00 and 10
a.m. and exiting between 1:00 and 6:00 p.m. Additionally, up to 7 sanitation employees are
expected to arrive at approximately 6:30 p.m. and depart before 4:00 a.m.
Truck Trips – Up to 4 refrigerated trucks with lift gates are expected to use the facility on a daily basis
with inbound deliveries anticipated to occur between 9:00 and 11:00 a.m. and outbound deliveries
anticipated to occur between 4:30 and 6:30 p.m.
Delivery Trips – UPS or FedEx pickup/deliveries are anticipated to occur once daily.
The resulting weekday daily, AM peak hour, and PM peak hour trip generation estimates associated with the
proposed Project Tiger food manufacturing project are summarized below in Table 1.

As shown in Table 1, the proposed Project Tiger food manufacturing project is estimated to generate 154
new weekday daily trips with 15 new trips occurring during the weekday AM peak hour (15 in, 0 out) and
11 new trips occurring during the weekday PM peak hour (1 in, 10 out).
SEPA Approved Trip Generation
It is our understanding that the SEPA approved trip generation for the project site was based on the trip
generation estimates documented in a December 2017 memorandum prepared by TENW (see Attachment
B). The trip generation estimates were based on a total of 166,000 square feet of building area for light
industrial use (ITE LUC 110) with credit for 143,862 square feet of light industrial building to be removed
with the proposed project.
As shown in Attachment B, the proposed 166,000 square foot light industrial project was estimated to
generate 687 total weekday daily trips with 65 trips occurring during the weekday AM peak hour and 52
trips occurring during the weekday PM peak hour. Note that this is the total trip generation estimated to be
generated by the proposed light industrial use and does not include credit for the existing 143,862 square
feet of light industrial use that was demolished as part of the proposed project.
Trip Generation Comparison
The SEPA approved trip generation estimates for the entire site (166,000 square feet of light industrial use)
was compared to the trip generation of the entire site with the proposed Project Tiger which would convert
71,764 square feet of light industrial use to food manufacturing use. The remaining 94,236 square feet of
proposed building area is still proposed as a light industrial use. The trip generation calculations are included
in Attachment C and summarized in Table 2 below.

1. Assumes approved land use for the entire site is a total of 166,000 square feet
of light industrial use.
2. Assumes proposed land use is 71,764 square feet of food manufacturing
(Project Tiger) plus 94,236 square feet of light industrial.
As shown in Table 2 above, with the proposed Project Tiger and the conversion of 71,764 square feet of
building area from light industrial use to food manufacturing use, the entire site would be expected to generate
less weekday daily, AM peak hour, and PM peak hour vehicular trips than the SEPA approved land use
(166,000 square feet of light industrial use).

This memorandum summarizes the preliminary traffic information for the proposed DCT Industrial Monster
Road project located at 601 Monster Road SW in Renton, WA for the purpose of establishing a scope of
work for the traffic study. This memo includes a project description, project trip generation estimate,
preliminary project trip distribution, and trip assignment estimates. We are requesting your approval of this
information and confirmation that a traffic impact analysis will not be required for this project.
Project Description
The proposed project is located at 601 Monster Road SW in Renton, WA as shown in the Attachment A
vicinity map. The proposed project would consist of up to 166,000 square foot (SF) of building area for
light industrial use. The existing site includes a 143,862 SF light industrial building that would be removed
with the proposed project.
Vehicular access to the site would be provided via three full-access driveways on Monster Road SW and
also via a full-access driveway on the shared access road on the western edge of the project site. A
preliminary site plan is included in Attachment B.
Trip Generation
The trip generation estimate for the proposed DCT Industrial Monster Road project was based on methodology
documented in the Institute of Transportation Engineers (ITE) Trip Generation Manual 10th edition for LUC 110
(Light Industrial). The net new trip generation was calculated by subtracting the trips from the light industrial
building to be removed from the trips generated by the proposed DCT Monster Road project. The resulting
net new weekday daily, AM peak hour, and PM peak hour trip generation estimates for the proposed project
are summarized in Table 1. Detailed trip generation calculations are included in Attachment C.

As shown in Table 1, the proposed DCT Industrial Monster Road light industrial building is estimated to
generate 84 net new weekday daily trips with 7 net new trips occurring during the weekday AM peak hour
(6 in, 1 out) and 5 net new trips occurring during the weekday PM peak hour (1 in, 4 out).
Next Steps
The proposed DCT Monster Road project would generate less than 20 net new trips during the weekday AM
and PM peak hours. Therefore, based on the CityÊs guidelines, no additional traffic analysis is required for
this development. We look forward to your approval of our trip generation estimates and consensus that no
additional traffic analysis is necessary.
